A Scenic Coastal Retreat...A World Apart... 

Malibu is nestled between Pacific Palisades, the lush, green Santa Monica Mountains and the white sandy beaches of the blue Pacific. The Native American Chumash Indians called it "Humaliwo" -the place where the surf sounds loud. 

The first legal claim to land in Malibu was in 1802 by a Spanish settler, Jose Bartoleme Tapia, who established a Rancho which was eventually sold to Frederick Hastings Ringe in 1891, for the reputed figure of $300,000! The Ringe private domain was guarded fiercely. After Ringe's death, his widow, May, fought Southern Pacific's effort to route the railroad through Malibu by building her own railway! Later, the state of California succeeded in obtaining a right of way to build the Pacific Coast Highway through her property in 1920. Overwhelming legal and construction expenses forced May to begin leasing, then selling, her property at Malibu Creek to movie stars. This became the Malibu Colony of today.  

The recently formed City of Malibu has inherited May Ringe's strength of spirit. Malibu remains a natural paradise only forty-five minutes from the major business districts of Los Angeles, with a city government that stands guard against over-development.

    Buying a house that is under construction gives you the opportunity to customize your new home by adding special features to the basic home. When deciding on additional features, consider how they will affect the re-sale value of the home and whether these additions will over-improve your home.

    Money spent to improve and modernize kitchens and bathrooms is almost always a good investment. Granite and corian counter tops, side-by-side refrigerators, tile flooring and whirlpool tubs are popular upgrades. If the builder's standard flooring for the living room, dining room or foyer is linoleum, changing to hardwood or tile will increase the resale value of the home. And even if you don't enjoy sitting around a roaring fireplace, the next owner may want one. If you plan to finish the basement later, you may want to "rough-in" the plumbing for a bath during the original construction. You should consider your own enjoyment--and what will increase the value of your home when you sell.
