Topanga Canyon
Topanga Canyon is truly a community nestled in the Santa Monica mountains. It is surrounded by natural boundaries with parkland to the east and north and Santa Monica Conservancy land to the west and the Pacific Ocean to the south. It is 5 minutes up the coast from Santa Monica and Pacific Palisades. It is an extremely scenic area with boulder-strewn hills and oaks and sycamores filling in the landscape with chaparral and sage ground cover. You know you are truly in the country when there are more "Turtle Crossing" signs than traffic signals. Yet you are minutes away from a very large, and rich in culture and business, metropolitan area. Topanga Canyon is famous as an artist community as well as having very delicious restaurants and cafes, and interesting shops and galleries. Topanga Canyon is home to Theatricum Botanicum started by Will Greer and to the Topanga Symphony. You will find the residents to be very relaxed, happy and friendly folks.
LOCATION Topanga Canyon is located in Southern California, west of the Los Angeles city limits on highway 27 between Pacific Coast Highway 1 and Highway 101. Pacific Coast Highway 101 is 5 miles to the south and the center of the village of Topanga Canyon is 8 to 10 minutes from it. Topanga Canyon is east of Malibu and inland from Santa Monica about 20 minutes.
TRANSPORTATION/AIRPORTS Topanga Canyon is easily accessible to all the metropolitan areas of Los Angeles and Long Beach via the freeways and bus systems. Los Angeles International Airport is 35 minutes away (20 miles) and Burbank Airport is 40 minutes away (25 miles). Santa Monica Municipal Airport is very close.
BRIEF HISTORY Like the Los Angeles area in general, Topanga Canyon first was home to Native Americans who spoke the Shoshonean language. In the Shoshonean language, Topanga means "above" or the above place. It is above the high water level of Topanga Creek. There are village sites found in Topanga Canyon that date back 8,000 years ago from rock painting of these Chumash people who lived there. The Spanish settlers called the Chumash- "Gabrielinos". In 1885 the first homestead was built in the Canyon. In the 1900's people from Los Angeles traveled up to the Canyon for hunting trips. Over the years more settlers moved in and started some small resorts for camping. Artists and musicians were attracted to this area and folk singers and jazz musicians collected here in the 1940's and 1950's. In 1961, the first banjo and fiddle contest was held. Of the 4,500 or so homes, 1,000 of them were built before 1949. Another 2,865 homes were built between 1950 and 1985. The population grew from 3,000 in 1960 to 6,000 in 1980 and 12,000 in 1995.
ABOUT EDUCATION In Topanga Canyon, there are 1,000 children under 10 years of age and to accommodate them, Topanga Canyon has 2 elementary schools and 2 middle schools, (public and private) and a variety of home schools. The Topanga Elementary School has a 12.4-acre campus with an enrollment of about 260 students. It is recognized by the LA Magazine as one of the top four elementary programs in Los Angeles. It is a school rich with parent and community involvement. The school's goals are to educate, challenge and inspire each student in a nurturing and safe environment while also cultivating self and other esteem, and a love for the environment and for learning. The community, itself, offers a wide range of enrichment classes. As the children reach high school age, they can either go to Taft High School or Pacific Palisades Charter High School. There are 27 four-year colleges in the surrounding metropolitan area. These include UCLA, Pepperdine, USC, 4 California State Universities and a variety of private colleges and universities, including art and technology institutes. Buyers Remorse >Do Not Panic
Many homebuyers have experienced the alternating waves of excitement and regret that can occur when the real estate agent presents your offer to the sellers and they accept it. At first you will probably feel ecstatic--unless you wake up the next morning, covered with a rash and asking yourself, "What on earth have I just done?"
Occasionally agents get a morning-after call from buyers who will do anything to get out of the commitment they just made. If you are purchasing a home and find yourself in this condition, there are two important things to remember. First, your rash accompanies a very common condition called "Buyers' Remorse". Almost everyone who buys a house experiences this feeling, with varying degrees of intensity, sometime between making the inital offer and finalizing the sale.
Second, you should know that the anguish of buyer's remorse is almost always temporary. If you experience a sudden panic attack over your home purchase, call your real estate agent immediately. Postpone making any radical decision about backing out of the contract until you have considered things carefully and rationally with your agent.
